The following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Charlestown to-wit:
Situated in the State of Ohio, County of Portage, Township of Charlestown (T-3, R-7) and being part of Lot 36 of said Charlestown Township and being all of a parcel now or formerly owned by Talan Properties, LLC (Instrument #200346135) and being more particularly described as follows:
Beginning at a 3/4" steel rod found at the Northeast corner of said Lot 36; thence N. 89 deg. 37' 04" W., along the North line of said Lot 36 and the centerline of Newton Falls Road (60' wide), a distance of 504.79 feet to a point and the true place of beginning of the herein described parcel:
1. Thence S. 00 deg. 40' 20" W., along lands now or formerly owned by Linda and Thomas Clark (Volume 1039, Page 25), a distance of 467.09 feet (and passing over a 1/2" square rod found at a distance of 1.23 feet) to a 1-1/4" steel rod found;
2. Thence N. 88 deg. 44' 39" W., along lands now or formerly owned by Robert C. and Kathleen Mosher (Volume 843, Page 43), a distance of 89.51 feet to a 1/2" steel pipe found;
3. Thence N. 00 deg. 40' 39" E., along lands now or formerly owned by Bonnie Mae Jones and Tammy Lynn Jordan (Volume 1167, Page 33), a distance of 465.72 feet (and passing over a 5/8" steel rod found at a distance of 437.69 feet) to a point;
4. Thence S. 89 deg. 37' 04" E. along the North line of said Lot 36 and the centerline of said Newton Falls Road, a distance of 89.47 feet to a point and the true place of beginning of the herein described parcel.
The above described parcel contains 0.958 acre, of which 0.062 acre lie within the public road right-of-way, as surveyed under the supervision of Curtis G. Deibel, P.A. #6673, in April, 2005. Subject to the right-of-way of Newton Falls Road. Bearings are based on N. 89 deg. 37' 04" W., for the North line of Lot 36, Charlestown Township and the centerline of Newton Falls Road, as described in Volume 1167, Page 33 of the Portage County Recorder's Records.

Said Premises Appraised at $75,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: CASHIER CHECKS ONLY
If the Judgment Credit is the purchaser at the sale, they shall not be required to make a sale deposit. (ORC 2329.21)
Deposit required by Third Party Purchasers are as follows:
If appraised less than or equal to ten thousand dollars ($10,000.00) the deposit shall be two thousand dollars ($2,000.00).
Greater than ten thousand dollars ($10,000.00), but less than or equal to two hundred thousand dollars, the deposit shall be five thousand dollars ($5,000.00).
Greater than two hundred thousand dollars ($200,000.00) the deposit shall be ten thousand dollars ($10,000.00)
The purchaser shall submit to the selling officer a Purchaser Information Form. The Plaintiff should have the form prepared in advance of the sale to present to the Sheriff conducting the sale at the time of sale. (ORC 2923.71)
The purchaser shall be responsible for costs, allowance and taxes that the proceeds of the sale are insufficient to cover.
The Purchaser must pay balance due within thirty (30) days of the confirmation of sale. (ORC 2329.30)
