The following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Brimfield to-wit:
Situated in the Township of Brimfield, County of Portage and State of Ohio:
And known as being part of Lot 34 in Brimfield Township and further described as follows:
Beginning at the intersection of the center line of I-80 with the West line of Lot 34 and the centerline of Sunnybrook Road, T.B. 11, as recorded in Plat Book 12, Pages 42 and 43 of the Portage County Records of Plats; thence N. 1 deg. 12' E., 483.02 feet along said West line and centerline to the Grantor's Northwest corner; thence S. 86 deg. 27' 45" E., 667.96 feet along the Grantor's North line to said centerline of I-80, passing over iron pipes at 30.03 feet and at 403.38 feet at the intersection of said North line with the Northerly right-of-way of I-80; thence Southwesterly 810.89 feet along the arc of a curve to the left in said centerline of I-80, having a central angle of 16 deg. 23' 04", radius of 2864.79 feet and a chord of 808.19 feet, bearing S. 56 deg. 52' 20" W. to the beginning and containing 3.080 acres of land, of which 1.633 acres are in the right-of-way of said I-80 as described hereafter, be the same more or less, but subject to all legal highways, as surveyed by R. E. Stockman, Reg. Sur. No. 5134. Now known as Interstate 76. Subject to a perpetual easement for limited access highway purposes, as described in Case No. 26092 of the Portage County Common Pleas Court and recorded in Vol. 133, Page 566 of the records of said court. Right-of-way more fully described below:
Being a strip of land 125 to 128.50 feet wide North of said centerline of I-80 and more fully described as follows:
Beginning at the intersection of said West line of Lot 34 and said centerline of Sunnybrook Road, with said centerline of I-80; thence N. 1 deg. 12' E., 166.52 feet along said West line and centerline to its intersection with the Northerly right-of-way line of I-80; thence 328.06 ft. along the arc of a curve to the right in said Northerly line, having a central angle of 6 deg. 17' 13", a radius of 2989.79 feet and a chord of 327.90 feet and a chord of 327.90 feet, bearing N. 54 deg. 03' 35" E. to an iron pipe; thence N. 55 deg. 25' 31" E., 174.60 ft. along said Northerly line to an iron pipe at the intersection with the Grantor's North line; thence S. 86 deg. 27' 45" E., 264.58 feet along the Grantor's North line to said centerline of I-80; thence Southwesterly 810.89 ft. along said centerline of I-80 along the arc of a curve to the left, having a central angle of 16 deg. 13' 04", a radius of 2864.79 ft. and a chord of 808.19 feet, be the same more or less, as surveyed by R. E. Stockman, Reg. Surv. No. 5134. Now known as Interstate 76. Also subject to an easement for the relocation of Sunnybrook Road, T.B. 11, and recorded as Parcel No. 90 in said Vol. 133, Page 566, of the records of the Portage County Common Pleas Court, July 10, 1967, by Stockman and Associates, Inc.

Said Premises Appraised at $125,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: CASHIER CHECKS ONLY
If the Judgment Credit is the purchaser at the sale, they shall not be required to make a sale deposit. (ORC 2329.21)
Deposit required by Third Party Purchasers are as follows:
If appraised less than or equal to ten thousand dollars ($10,000.00) the deposit shall be two thousand dollars ($2,000.00).
Greater than ten thousand dollars ($10,000.00), but less than or equal to two hundred thousand dollars, the deposit shall be five thousand dollars ($5,000.00).
Greater than two hundred thousand dollars ($200,000.00) the deposit shall be ten thousand dollars ($10,000.00)
The purchaser shall submit to the selling officer a Purchaser Information Form. The Plaintiff should have the form prepared in advance of the sale to present to the Sheriff conducting the sale at the time of sale. (ORC 2923.71)
The purchaser shall be responsible for costs, allowance and taxes that the proceeds of the sale are insufficient to cover.
The Purchaser must pay balance due within thirty (30) days of the confirmation of sale. (ORC 2329.30)
