The following described real estate, situated in the County of Portage and the State of Ohio, and in the City of Ravenna to-wit:
PARCEL NO. 1:
Situated in the City of Ravenna, County of Portage and State of Ohio:
Located in Lot 60 of the South Division of Lots in Ravenna Township and being further described as follows:
Beginning at a monument box located at the intersection of the centerline of North Diamond Street and the South right-of-way line extended on Jones Street; thence S. 3 deg. 00' W., a distance of 126.50 feet along the centerline of North Diamond Street to a point; thence S. 87 deg. 00' E., a distance of 25.00 feet to an iron pipe on the East right-of-way line of Diamond Street and the Southwest corner of property now owned by Duracote Corporation which is the true place of beginning, said point is also S. 3 deg. 00' W., a distance of 141.72 feet from the intersection of the South right-of-way line of the Cleveland and Pittsburgh Railroad Company right-of-way and the East right-of-way line of North Diamond Street; thence S. 87 deg. 00' E., a distance of 159.87 feet along the South line of said Duracote property to an iron pipe at the Southeast corner thereof; thence N. 3 deg. 00' E., a distance of 41.39 feet along the East line of said Duracote property to an iron pipe on the South right-of-way line of the Cleveland Pittsburgh Railroad, as established in a survey by Wilbur Zoll in 1943; thence S. 54 deg. 53' 21" E., a distance of 236.07 feet along the South right-of-way line of the Cleveland and Pittsburgh Railroad in accordance with said Zoll survey to an iron pipe set by Wilbur Zoll located 4 feet North of the North rail of a switch track; thence Westerly, a distance of 226.59 feet on a curve to the left (delta angle 26 deg. 40' 36", radius 486.67 feet; chord 224.55 feet, bearing N. 89 deg. 54' 57" W.) to a point, said curved line is 4.00 feet North of and parallel to the North rail of said switch track; thence Westerly a distance of 138.42 feet on a curve to the right (delta angle 9 deg. 54' 50", radius 800.00 feet, chord 138.25 feet, bearing S. 81 deg. 42' 10" W.) to an iron pipe on the East right-of-way line of North Diamond Street, said curved line is 4.00 feet North of and parallel to the North rail of said switch track; thence N. 3 deg. 00' E., a distance of 122.61 feet along the East right-of-way line of North Diamond Street to the place of beginning, containing 0.6648 acres of land, more or less, as surveyed by A. Kenneth Boydell, Registered Surveyor No. 4434.

Except the North 35 feet of Lot No. 38 conveyed to the City of Ravenna by deeds recorded in Volume 638, Page 423 and Volume 654, Page 641. Further excepting the following described parcel:

Beginning at a cross cut in the sidewalk at the intersection of the Northerly line of Third Street and the Easterly line of Diamond Street which is the Southwesterly corner of Sub-lot 38 in R. E. Campbell's Addition; thence S. 87 deg. 48' 12" E., along the Northerly line of Third Street and Southerly line of Sub-lot 38, a distance of 60.00 feet to an iron pipe at the Southwesterly corner of Sub-lot 37 which marks the true place of beginning for the following described parcel of land; thence N. 03 deg. 00' 00" E., along the Westerly line of Sub-lot 37, a distance of 92.00 feet to an iron pipe; thence S. 87 deg. 48' 12" E., a distance of 60.00 feet to an iron pipe in the Easterly line of Sub-lot 37; thence S. 03 deg. 00' 00" W. along the Easterly line of Sub-lot 37, a distance of 92 feet to an iron pipe in the Northerly line of Third Street; thence N. 87 deg. 48' 12" W. along the Northerly line of Third Street and Southerly line of Sub-lot 37, a distance of 60.00 feet to the true place of beginning, containing 0.126 acres of land, more or less, as surveyed January 13, 1976 by Albert Szuch, Registered Surveyor No. 5398.

Campbell's Addition as recorded in Deed Volume 62, Page 99 of the Portage County Record of Deeds; thence N. 03 deg. 00' 00" E. along the Easterly line of Diamond Street, a distance of 24.89 feet to a point in the Southerly line of land now or formerly owned by G. T. G. Enterprises (Vol. 1092, Page 72 & Volume 1092, Page 75); thence along the Southerly line of said G. T. G. Enterprises, deflecting to the left on the arc of a circular curve having a radius of 803.46 feet, a chord of 138.34 feet and a chord bearing N. 81 deg. 40' 03" E., a distance of 138.52 feet to a point; thence continuing along the Southerly line of said G. T. G. Enterprises, deflecting to the right on the arc of a circular curve having a radius of 486.01 feet, a chord of 224.66 feet and a chord bearing S. 89 deg. 56' 01" E., a distance of 226.70 feet to a 1/2" iron pipe found in the Westerly line of land now or formerly owned by the C. & P. Railroad; thence S. 54 deg. 51' 17" E. along the Westerly line of said C. & P. Railroad, a distance of 62.61 feet to a 1/2" iron rod set in the Northerly line of land now or formerly owned by C. C. & J. G. Keller (Volume 735, Page 26); thence deflecting to the left on the arc of a circular curve having a radius of 467.35 feet, a chord of 144.87 feet and a chord bearing N. 78 deg. 21' 52" W., a distance of 145.46 feet to a 1/2" iron rod set at the Northwesterly corner of said Keller; thence S. 03 deg. 00' 00" W., along the Westerly line of said Keller, a distance of 48.65 feet to a 1/2" iron pipe found at the Northeasterly corner of Alley No. 1 (Eagle Street) in the aforementioned R. E. Campbell's Addition; thence N. 87 deg. 48' 36" W. along the Northerly line of said Alley No. 1 (Eagle Street) and Northerly lines of Sub-lot 35 and Sub-lot 36, a distance of 149.48 feet to a 1/2" iron pipe found at the Northeasterly corner of Sub-lot 37; thence N. 87 deg. 35' 46" W. along the Northerly lines of Sub-lot 37 and Sub-lot 38, a distance of 120.34 feet to the place of beginning, containing 0.356 acres of land, more or less, as surveyed July 20, 1990 by Rob A. Said Premises Appraised at $115,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: CASHIER CHECKS ONLY
If the Judgment Credit is the purchaser at the sale, they shall not be required to make a sale deposit. (ORC 2329.21)
Deposit required by Third Party Purchasers are as follows:
If appraised less than or equal to ten thousand dollars ($10,000.00) the deposit shall be two thousand dollars ($2,000.00).
Greater than ten thousand dollars ($10,000.00), but less than or equal to two hundred thousand dollars, the deposit shall be five thousand dollars ($5,000.00).
Greater than two hundred thousand dollars ($200,000.00) the deposit shall be ten thousand dollars ($10,000.00)
The purchaser shall submit to the selling officer a Purchaser Information Form. The Plaintiff should have the form prepared in advance of the sale to present to the Sheriff conducting the sale at the time of sale. (ORC 2923.71)
The purchaser shall be responsible for costs, allowance and taxes that the proceeds of the sale are insufficient to cover.
The Purchaser must pay balance due within thirty (30) days of the confirmation of sale. (ORC 2329.30)
