The following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Deerfield to-wit:
And known as being a part of Township Lot No. 12 in said township and bounded and described as follows:
Beginning at a point in the center of the Cleveland-Wellsville Road, known as State Route #14, said point bearing South 45 deg. 31' East, 519.00 feet from the Northeast corner of lands formerly owned by Thomas Clark, said premises now being owned by Keith D. Phillips, the true place of beginning; thence North 44 deg. 30' East, 150.00 feet to a stake; thence South 45 deg. 30' East, 156.25 feet to a point; thence South 45 deg. 30' West, 150.00 feet to the center of said highway above mentioned; thence North 45 deg. 30' West along the center of said highway 156.25 feet to the place of beginning and containing .53 acres according to computation but upon Portage County Auditor's Tax Maps shown as .50 acres, said premises having been previously described as two separate parcels of land, one being in Lot 12 containing .28 acres and the other being Lot 12-1-W containing .22 acres, and intending to convey all the premises deeded to Fred Schenk and Olga Schenk by E. C. Moore in Warranty Deed dated July 3, 1926, and recorded in Volume 300, Page 439, Portage County Records of Deeds.

The sheriff's office nor any affiliate have access to the inside of said property.
Said Premises Located at 110 State Route 14, North Benton, OH 44449.
Said Premises Appraised at $75,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: CASHIER CHECKS ONLY
If the Judgment Credit is the purchaser at the sale, they shall not be required to make a sale deposit. (ORC 2329.21)
Deposit required by Third Party Purchasers are as follows:
If appraised less than or equal to ten thousand dollars ($10,000.00) the deposit shall be two thousand dollars ($2,000.00).
Greater than ten thousand dollars ($10,000.00), but less than or equal to two hundred thousand dollars, the deposit shall be five thousand dollars ($5,000.00).
Greater than two hundred thousand dollars ($200,000.00) the deposit shall be ten thousand dollars ($10,000.00)
The purchaser shall submit to the selling officer a Purchaser Information Form. The Plaintiff should have the form prepared in advance of the sale to present to the Sheriff conducting the sale at the time of sale. (ORC 2923.71)
The purchaser shall be responsible for costs, allowance and taxes that the proceeds of the sale are insufficient to cover.
The Purchaser must pay balance due within thirty (30) days of the confirmation of sale. (ORC 2329.30)
