In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate Stephen J. Smith's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, October 17, 2016, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Streetsboro to-wit:

PARCEL I:

Being a tract of land located in Lot No. 48 and being further described as follows:

Beginning at a point at the Northwest corner of Lot No. 48 said point being in the centerline of C.H. No. 200 (Page Road) and the Northwest corner of lands now or formerly owned by Anna Wiencek; thence South 0 deg. 08' West along the centerline of said road and the West line of Lot No. 48, 1191.19 feet to a point, being the principal place of beginning for the following conveyance; thence South 88 deg. 59' East, and passing over an iron pipe set 30.00 feet at the side of the road, 820.59 feet to an iron pipe; thence South 0 deg. 05' West, 132.70 feet to an iron pipe; thence North 88 deg. 59' West, 820.70 feet to the centerline of C.H. No. 200 and the West line of Lot No. 48 and passing over an iron pipe set 30.00 feet at the side of the road; thence North 0 deg. 08' East along the centerline of said road 132.70 feet to the principal place of beginning and containing 2.50 acres, be the same more or less, but subject to all legal highways. This property is also known as Lot 4B in the Wiencek Allotment as recorded in Volume 10, Page 8 of Portage County Records.

And known as being a tract of land located in Lot No. 48, Streetsboro Township, Portage County, State of Ohio, and being further described as follows:

Beginning at a point at the Northwest corner of Lot No. 48, said point in the center line of C.H. No. 200 (Page Road) and the Northwest corner of lands now or formerly owned by Anna B. Wiencek; thence South 0 deg. 08' West along the centerline of said road and the West line of Lot No. l48, 1323.89 feet to a point, being the principal place of beginning for the following conveyance; thence South 88 deg. 59' East and passing over an iron pipe set 30.00 feet at the side of the road 820.70 feet to an iron pipe; thence South 0 deg. 05' West 132.68 feet to an iron pipe; thence North 88 deg. 59' West 820.81 feet to the centerline of C.H. No. 200 and West line of Lot No. 48 and passing over an iron pipe set 30.00 feet at the side of the road; thence North 0 deg. 08' East along the center line of said road 132.68 feet to the place of beginning and containing 2.50 acres, be the same more or less, but subject to all legal highways.

Said premises also known as Lot 5A in Wiencek Allotment, Plat Book 10, Page 8 of Portage County Records.

Said Premises Located at 9260 Page Road, Streetsboro, OH 44241.

Said Premises Appraised at $115,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
