In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate Stephen J. Smith's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, October 3, 2016, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the City of Aurora to-wit:

And known as being part of Sublot 1 in Andrew Jackson Estates Subdivision as platted in Volume 5, Page 49 of the Portage County Record of Plats and beginning at the Northeast corner of Lot 1, in the Andrew Jackson Estates Subdivision; thence South 5 degrees 49' West, 255.00 feet; thence North 87 degrees 14' West, 550.85 feet; thence North 11 degrees 43' East, 250.00 feet; thence South 88 degrees 20' East, 525.00 feet to the place of beginning and containing 3.03 acres of land. Be the same more or less.

Prior Instrument Reference: Instrument recorded on May 24, 2005 in/as Instrument Number 200512934 of the Portage County, Ohio records.

Said Premises Located at 217 Eggleston Road, Aurora, OH 44202.

Said property shall be advertised and sold subject to the mortgage of JPMorgan Chase Bank, National Association at a minimum price of two-thirds of the difference between the value of the real estate as appraised and the amount remaining unpaid on the obligation due to JPMorgan Chase Bank, National Association as set forth herein.

Said Premises Appraised at $300,000.00 and cannot be sold for less than $12,414.40, plus the mortgage of JPMorgan Chase Bank, National Association, which is $318,621.59.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
