In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate Stephen J. Smith's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, October 3, 2016, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Ravenna to-wit:

Situated in the Township of Ravenna, County of Portage and State of Ohio and also being part of Original Lot 6 of the Middle Division of Lots and being more fully described as follows:

Beginning at the Northeast corner of said Lot 6, said point also being in the centerline of Dawley Road, T.H. 165 (60 feet wide) from which a 1-1/2" iron pipe found bears S. 0 deg. 43' 26" E., 30.00 feet; thence S. 0 deg. 43' 26" E., 1860.96 feet along the East line of Lot 6 and passing over the above mentioned pipe and also a 3/4" iron pipe found at the Northeast corner of a parcel of land deeded to Emory J. and Virginia Helsel as recorded in Deed Volume 646, Page 661 of the Portage County Records at a distance of 1754.90, to a 1/2" iron pipe set with Cap No. 7122, said iron pipe also being the true point of beginning for the parcel of land herein described; thence continuing S. 0 deg. 43' 26" E., 158.29 feet along the East line of Lot 6 to a 1/2" iron pipe set with Cap No. 7122 at the Southeast corner of Helsel's parcel, this pipe also marks the Northeast corner of a parcel of land deeded to John T. & Becky L. Gladish as recorded.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale.
