The following described real estate situated in the Township of Randolph in the County of Portage and State of Ohio:
Known as being a part of Lot 59 in Randolph Township, Portage County, Ohio, the same being the lands now or formerly owned by the Wise Family Trust, Jean E. Wise, Trustee or her successor trustee as described in Deed Volume 1130, Page 264 of the deed records of Portage County, Ohio and more fully described as follows:
Beginning at the Southeast corner of said Lot 59, said corner being referenced by an iron stake found; thence N. 88 degrees 00 minutes 00 seconds W. with the South line of said Lot 59, the same being the centerline of Alexander Road (T.H. 27-B, 50.00 feet wide), a distance of 1888.70 feet to a point and being the true place of beginning for the tract of land herein to be described; thence continuing N. 89 degrees 00 minutes 00 seconds W. with the South line of said lot and centerline, a distance of 641.71 feet to a point and being the Southeast corner of a 1.00 acre tract of land now or formerly owned by Mark S. Semonin and Linda M. Haren as described in Volume 940, Page 999; thence N. 00 degrees 15 minutes 00 seconds W. with the East line of said 1.00 acre tract, passing over the iron stake found at 29.96 feet, a total distance of 420.00 feet to a point reference by a 5/8" rebar set; thence S. 88 degrees 59 minutes 32 seconds E., a distance of 228.40 feet to a point referenced by a 5/8" rebar set; thence N. 00 degrees 42 minutes 07 seconds W., passing over a 5/8" rebar set at a 1452.43 feet, a total distance of 483.12 feet to a point on the centerline of Waterloo Road (C.H. 87-H, Sec. Y & R/W plans, variable right-of-way); thence N. 77 degrees 07 minutes 10 seconds E. with the centerline of said Waterloo Road, a distance of 419.25 feet to a point; thence S. 00 degrees 42 minutes 07 seconds E., passing over a 5/8" rebar set at 30.69 feet and 978.79 feet respectively, a total distance of 1,003.80 feet to the true place of beginning and containing a 11.188 acres of which 0.368 acre is in Alexander Road right-of-way and 0.289 acre is in Waterloo Road right-of-way, but subject to all legal highways and any restrictions, reservations or easements of record as surveyed in October of 2003 by Louis C. Duplain, P.S. 5837. The basis of bearing for this survey is N. 89 degrees 00 minutes 00 seconds W. as the South line of Lot 59, as described in a 1.00 acre exception to Parcel 3 in Deed Volume 1130, Page 264 of the deed record of Portage County, Ohio. Being the same premises as conveyed in deed from the Wise Family Trust, Mary Jane Donatini and Joseph B. Wise, Trustees recorded 01/05/2004 in Document Number 200400202, in said county and state.

Beginning at the Southeast corner of said Lot 59, said corner being referenced by an iron stake found:
Thence N. 89 degrees 00 minutes 00 seconds W. with the South line of said Lot 59, the same being the centerline of Alexander Road (T.H. 27-B, 50.00 feet wide), a distance of 2,203.41 feet to a point and being the true place of beginning for the tract of land herein to be described; thence continuing N. 89 degrees 00 minutes 00 seconds W. with the South line of said lot and centerline, a distance of 327.00 feet to a point and being the Southeast corner of a 1.00 acre tract of land now or formerly owned by Mark S. Semonin and Linda M. Haren as described in Volume 940, Page 999; thence N. 00 degrees 15 minutes 00 seconds W. with the East line of said 1.00 acre tract and the East line of a tract of land now or formerly owned by John J. Wise as described in Imaging #200400201, passing over an iron stake found at 29.96 feet, a total distance of 420.00 feet to a point referenced by a 5/8" rebar found; thence S. 88 degrees 59 minutes 32 seconds E. with the South line of said Wise Tract, a distance of 327.00 feet to a point referenced by a 5/8" rebar set; thence S. 00 degrees 15 minutes 00 seconds E. passing over a 5/8" rebar set at 394.95 feet, a total distance of 419.96 feet to the true place of beginning and containing a 3.152 acres of land of which 0.188 acre is the Alexander Road right-of-way, but subject to all legal highways and any restrictions, reservation or easements of record as surveyed in March of 2004 by Larry P. Beaver, P.S. 8055. The basis of bearing for this survey is N. 89 degrees 00 minutes 00 seconds W. as the South line of Lot 59, as described in a 1.00 acre exception to Parcel 3 in Deed Volume 1130, Page 264 of the deed records of Portage County, Ohio. Being the same premises as conveyed in deed from Joseph B. Wise (married) recorded 06/04/2004 in Document Number 200415808, in said county and state.
Said Premises Located at 2904 Waterloo Road, Mogadore, OH 44260.
Said Premises Appraised at $150,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
