In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate Stephen J. Smith's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, August 15, 2016, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Franklin to-wit:

Situated in the Township of Franklin, County of Portage and State of Ohio:

Being a part of Lot 38 in Franklin Township and bounded and described as follows:

Beginning at an iron pipe 41 feet North 87 deg. 44' East from an iron pipe at the Southeast corner of land of Mabel Sapp, on the North line of an East and West Street, known as Coffeen Street, (T.H. 502), said beginning place also being 1 foot Easterly from the Southeast corner of Lot 15 in Brown's unrecorded plat as shown on the Auditor's tax map; thence North 8 deg. 97' West, 203.93 feet to an iron pipe in the South line of land of George B. Towner, and also being 33 feet South 84 deg. 41' East from the Northeast corner of Lot 10 in said Brown's unrecorded plat; thence South 84 deg. 41' East, along Towner's South line 40.9 feet to an iron pipe; thence South 8 deg. 07' East, 203.52 feet to an iron pipe in the North line of a street, known as Coffeen Drive, T.H. 502; thence South 87 deg. 44' West, 40 feet along the North street line to the place of beginning and containing 0.188 of a acre of land as surveyed Nov. 25, 1945 by C. B. Dodge, Reg. Surveyor No. 1882; including in the above acreage is the Easterly part of Lot 16 in Brown's unrecorded plat. Be the same more or less, but subject to all legal highways.

Said Premises Appraised at $45,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
