And known as being a part of Lot 20 of said township and further described as follows:
Beginning at an iron rod in the centerline of Holcomb Road C.H. 187 and Newton Falls Road C.H. 177, which is the true place of beginning; thence N. 1 degree 15' 00" W., a distance of 293.04 feet along the centerline of Holcomb Road to a point; thence N. 89 degrees 47' 00" E., a distance of 303.00 feet along the Southerly line of property now or formerly owned by E. R. and B. R. Suzelis to an I.P. and passing over an I.P. at 30.00 feet; thence the following three courses through the property of the Grantor; S. 1 degree 15' E., a distance of 73.93 feet to an I.P.; S. 72 degrees 36' 00" W., a distance of 120.75 feet to an I.P. and S. 1 degree 15' 00" E., a distance of 183.43 feet (passing over an I.P. at 153.43 feet) to the centerline of Newton Falls Road; S. 89 degrees 47' 00" W., a distance of 187.00 feet to the true place of beginning and containing 1.5022 acres of land more or less as surveyed by Edward P. Wanchick, Registered Surveyor No. 5756.
Said Premises Located at 10183 Newton Falls Road, Newton Falls, OH.
Said Premises Appraised at $150,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
