Beginning at an iron rod marking the Southwest corner of Lot 65 and the Northwest corner of Lot 55 with the centerline of Bryant Road, T.H. 236, which is the true place of beginning; thence N. 1 deg. 49' 13" W., a distance of 100.00 feet along the centerline of Bryant Road to a point; thence N. 88 deg. 54' 39" E., a distance of 1945.34 feet to an I.P. in the West line of property owned by C. C. Hershberger; thence S. 1 deg. 17' 01" E., a distance of 103.18 feet along the Westerly line of said Hershberger to an I.P.; thence S. 89 deg. 00' 17" W., along the Southerly line of Lot 65 and passing over an I.P. at 1914.41 feet a total distance of 1944.41 feet to the true place of beginning and containing 4.536 acres of land, more or less, as surveyed by Edward P. Wanchick, Registered Surveyor No. 5756.

Said Premises Appraised at $85,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale.
