In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate Stephen J. Smith's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, June 20, 2016, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Rootstown to-wit:

Being a parcel of land located in Lot 28, Rootstown Township, Portage County, State of Ohio, and being further described as follows:

Commencing at the Northwesterly corner of Lot 28, said point being on the centerline of Lynn Rd. (T.H. 99); thence East along the centerline of Lynn Rd. (T.H. 99), a distance of 2404.57 feet to a road nail set on said line, said point being the true place of beginning for this survey; thence continuing East along the centerline of Lynn Rd. (T.H. 99), a distance of 175 feet to a road nail set on said line, said point being the Northwesterly property corner of land now or formerly owned by Mildred Jeanene Moore; thence South 1 deg. 18' 30" East along the Westerly property line of land now or formerly owned by Mildred Jeanene Moore and passing over an iron pin set at 30.01 feet, a distance of 185.85 feet to an iron pin set on said line and the Northerly right of way line of Interstate 76; thence North 87 deg. 57' 04" West along the chord of a curve to the left on the Northerly right of way line of Interstate 76 having a radius of 12,402.67 feet, length of curve of 175.26 feet, delta of 0 deg. 48' 35", a distance of 175.26 feet along said chord to an iron pin set on said line; thence North 1 deg. 18' 30" West along a line running through the Grantors property and passing over an iron pin set 30.01 feet from the centerline of Lynn Rd. (T.H. 99), a distance of 179.58 feet to the true place of beginning for this survey and containing 0.733 acres of land as surveyed in October 1995 by Floyd L. Thomas and Samuel C. Janka, Reg. Surveyors No. 5461 and 5739 of the State of Ohio. Subject to all easements of record.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale.
