In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate Stephen J. Smith's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, June 6, 2016, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Mantua to-wit:

Situated in the Township of Mantua, County of Portage, State of Ohio and known as being part of Lot No. 31, township, county and State of Ohio and more particularly described as follows:

Beginning at a stone in the Southwest corner of said Lot No. 31; thence South 88 deg. 43' East along the South line of said Lot No. 31 for a distance of 542.08 feet to an iron pipe which marks the true place of beginning for the following described parcel of land; thence continuing South 88 deg. 41' East along the South line of said Lot No. 31 for a distance of 125.00 feet to an iron pin (this pin is the centerline of Highway No. 2561); thence North 2 deg. 17' 30" West, a distance of 250.00 feet to an iron pin; thence North 88 deg. 41' West for a distance of 125.00 feet to an iron pipe; thence South 2 deg. 17' 30" East for a distance of 250.00 feet to the true place of beginning and containing 0.72 acres of land, as surveyed by Lucius F. Converse, Serial No. 1199 in July, 1952.

Note: Iron pipes were set 30 feet Northwardly from the South line of said Lot No. 31 on both of the North and South lines, be the same more or less, but subject to all legal highways.

Said Premises Appraised at $80,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
