Situated in the City of Ravenna, County of Portage and State of Ohio and known as being part of Original Lot No. 61 of the South division of lots in Ravenna Township, being further bounded and described as follows:
Beginning at the intersection of the South line of Main Street (80 feet wide) and the East line of King Street (55 feet wide) and the Northwest corner of land conveyed to Karen M. Croop by deed recorded in Volume 220, Page 180 of Portage County Records; thence South 02 deg. 09' 35" West along the Easterly line of King Street, 188.00 feet to the Southwest corner of property conveyed to Rick Satterfield by deed recorded in Volume 426, Page 835 of Portage County Records and being the principle point of beginning of the property herein described; thence South 87 deg. 40' 50" East along the Southerly line of land so conveyed to Rick Satterfield, 126.00 feet to a point in the West line of land conveyed to Peter Cirjak by deed recorded in Volume 1041, Page 1061 of Portage County Records; thence South 02 deg. 09' 50" West along the Westerly line of land so conveyed to Peter Cirjak, 74.94 feet to the Northeast corner of land conveyed to John and Susan Morrison by deed recorded in Volume 1025, Page 801 of Portage County Records; thence North 87 deg. 15' 00" West along the Northerly line of land so conveyed to John and Susan Morrison, 126.00 feet to a point in the Easterly line of King Street; thence North 02 deg. 09' 35" East along the Easterly line of King Street, 73.99 feet to the principal point of beginning and containing 0.2153 acres of land, but subject to all legal highways, restrictions, reservations and easements of record.

Deed of Reference: Land conveyed to Deborah L. Carter by deed dated July 30, 1992 and recorded in Volume 1129, Page 329 of Portage County Recorders.
Basis of Bearings: The centerline of Spruce Avenue as North 87 deg. 15' 00" West as recorded in H. A. Kings Addition to Ravenna Plat Volume 2, Page 9 of Portage County Map Records.
Said Premises Located at 223 King Street, Ravenna, OH 44266.
Said Premises Appraised at $60,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale.
