In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate Stephen J. Smith's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, May 23, 2016, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Shalersville to-wit:

Beginning at an iron pipe at the Northeasterly corner of said Lot 78 and the intersection of the centerlines of C.H. 164, Infirmary Road, and T.H. 205, Work Road; thence S. 89 deg. 58' West along the Northerly line of Lot 78 and the centerline of T.H. 205, a distance of 691.46 feet to a point which marks the true place of beginning for the following described parcel of land; thence S. 01 deg. 05' 41" East (passing over an iron pipe at 30.00 feet), a distance of 528.10 feet to an iron pipe in the Northerly line of land now or formerly owned by O. & M. Williams and R. J. Griffin; thence S. 89 deg. 58' West along the Northerly line of said Williams and Griffin and land now or formerly owned by M. K. & M. Hayes, a distance of 150.00 feet to an iron pipe at the Southeasterly corner of land now or formerly owned by V. D. & Margaret Miller; thence N. 01 deg. 05' 41" West along the Easterly line of said Miller (passing over an iron pipe at 498.10 feet), a distance of 528.10 feet to a point in the Northerly line of Lot 78 and centerline of T.H. 205; thence N. 89 deg. 58' East along the Northerly line of Lot 78 and centerline of T.H. 205, a distance of 150.00 feet to the place of beginning, containing 1.818 acres of land, more or less, as surveyed January 23, 1974, by Albert Szuch, Registered Surveyor No. 5398.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
