In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate Stephen J. Smith's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, 00/00/00, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Mantua to-wit:

Situated in the Township of Mantua, County of Portage, State of Ohio, being part of Lot 34 in said township and bounded and described as follows:

Beginning at a point in the Southerly line of Lot 34 at the intersection of the centerlines of T.H. 706, John Edward Drive and C.H. 256, Mennonite Road; thence N. 89 deg. 50' 00" W., along the Southerly line of Lot 34 and the centerline of C.H. 256, a distance of 157.72 feet to a 3/4" iron pipe found at an angel in said centerline; thence N. 72 deg. 12' 06" W., continuing along the centerline of C.H. 256, a distance of 228.07 feet to a point in the Westerly line of land owned by Ohio Edison Co. (Vol. 550, Pg. 382) which marks the true place of beginning for the following described parcel of land; thence continuing N. 72 deg. 12' 06" W., along the centerline of C.H. 256, a distance of 253.55 feet to a point; thence N. 01 deg. 05' 12" E. (passing over a 1/2" iron rod set at 31.32 feet), a distance of 726.95 feet to a 1/2" iron rod set in the Southerly line of land now or formerly owned by R. E. & L. F. Guyette (Vol. 724, Pg. 265); thence N. 88 deg. 46' 46" E., along Guyette's said Southerly line and Southerly line of land now or formerly owned by D. R. & J. A. Gonczy (Vol. 760, Pg. 13), a distance of 213.59 feet to a 2" iron pipe found at the Northwesterly corner of land now or formerly owned by G. R. & M. E. Moravec (Vol. 1099, Pg. 843); thence S. 00 deg. 54' 23" E., along the Westerly line of Mantua Lodge 533, F. & A. M., a distance of 265.02 feet to a 1/2" iron pipe found at the Northwesterly corner of the aforementioned Ohio Edison Co.; thence S. 00 deg. 29' 33' W. along the Westerly line of said Ohio Edison Co. (passing over a 1/2" iron rod found at 272.08 feet), a distance of 303.50 feet to the true place of beginning, containing 4.0590 acres of land, more or less (of which 0.1746 acres, more or less, are in the R/W of C.H. 256), as surveyed and described September 14, 2001, by Rob A. Szuch, Registered Professional Surveyor No. 7288.

Said Premises Appraised at $185,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
