Beginning for commencement at the Southeast corner in Sublot 12 of the Hilltop Allotment Subdivision No. 3, Plat Book 14, Page 49, witness an iron pipe found; thence S. 89 deg. 29' 02" E., along the North line of T. V. Richardson, Deed #200238003, a distance of 80.00 feet to an iron pipe found and the true place of beginning for the property herein described; thence continuing S. 89 deg. 29' 02" E., along the South line of B. R. Fulks and M. R. Bondarenka, Deed #200319519, a distance of 100.00 feet to a point in the centerline of Marks Avenue, T.H. 492, 49' R/W, passing over an iron pipe found 20.00 feet from the centerline; thence turning S. 02 deg. 30' 00" W., along the centerline of Marks Avenue, T.H. 492, a distance of 200.00 feet to a point in the centerline of Tallmadge Road, C.H. 18, 60' R/W; thence turning N. 89 deg. 29' 02" W., along the centerline of Tallmadge Road, C.H. 18, a distance of 100.00 feet to a point; thence turning N. 02 deg. 30' 00" E., along the East line of T. V. Richardson Deed #200238003, a distance of 200.00 feet back to the true place of beginning, passing over a rebar found 30.00 feet from the centerline the area contained in this property is 0.4589 acres of land, more or less, the basis of bearings is to an assumed meridian and denotes angles only. This survey was performed by Edward P. Wanchick, P.S. #5756 in August of 2005.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
