In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate Stephen J. Smith's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, May 2, 2016, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Hiram to-wit:

Beginning at a 1/2" pipe found at the centerline intersection of Limeridge Road (C.H. 222) and Pioneer Trail (C.H. 254); thence South 74 deg. 18' 55" East, along the centerline of said Pioneer Trail, a distance of 811.15 feet to a point and the true point of beginning for the parcel herein described; thence South 74 deg. 18' 55" East, continuing along said road centerline, a distance of 603.13 feet to a point; thence South 1 deg. 04' 48" West, passing over a 5/8" capped rebar set at 34.10 feet, a distance of 566.22 feet to a 5/8" capped rebar set; thence South 45 deg. 00' 00" West, a distance of 286.78 feet to a 5/8" capped rebar set; thence South 2 deg. 07' 29" West, a distance of 460.58 feet to a 5/8" capped rebar set at the Northeast corner of land conveyed to B. Byers and B. Stamm by Document #20023501 of Portage County Records; thence South 89 deg. 37' 19" West, along the North line of said Byers and Stamm land, a distance of 279.22 feet to a 5/8" capped rebar set; thence North 0 deg. 41' 26" East, a distance of 500.00 feet to a 5/8" capped rebar set; thence South 89 deg. 37' 19" West, a distance of 217.20 feet to a 5/8" capped rebar set; thence N. 8 deg. 54' W., passing over a 5/8" capped rebar set at 873.22 feet, a distance of 906.45 feet to the true point of beginning and containing 15.1362 acres of land of which 10.4779 acres line in Lot 31 and 4.6583 line in Lot 40, as surveyed in August 2002 by Clifford H. McGuire, Professional Surveyor No. 7770. Grantor does hereby also convey unto said Grantee(s) all of his interest in all oil and gas rights over all property that he now owns, and all such rights that he has retained in previous grants including the royalties and free gas rights arising out of that certain lease recorded at lease Volume 86, Page 333 of Portage County Records.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
