In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate Stephen J. Smith's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, May 2, 2016, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Rootstown to-wit:

Situated in the Township of Rootstown, County of Portage, State of Ohio and known as being a parcel of land in Lot No. 41 of Rootstown Township and further described as follows:

Beginning at a monument in the Northeast corner of Lot No. 41, which is also the center of Sandy Lake Road; thence South 0 deg. 30' West along the West line of Lot No. 32, a distance of 1517.84 feet to an iron pin; thence North 89 deg. 06' 19" West along land now or formerly G. & V. Tarter's South property line, a distance of 1616.92 feet to an iron pin which is the true place of beginning for this survey; thence South 39 deg. 48' West along now or formerly A. & B. Christy's Northwest property line, a distance of 258.53 feet to an iron pin; thence South 78 deg. 00' West along now or formerly A. & B. Christy's North property line, passing over an iron pin 36.37 feet from the center of T. H. 106, a total distance of 122.59 feet to the center of aforesaid highway; thence North 46 deg. 14' West, 25.70 feet to an angle in the road; thence North 45 deg. 19' West, 304.92 feet to a point, which is on the South line of now or formerly G. & V. Tarter; thence South 89 deg. 06' 19" East along the South property line of now or formerly G. & V. Tarter, passing over an iron pin 43.35 feet, a distance of 521.00 feet to the true place of beginning, containing 1.59 acres of land, as surveyed by Floyd L. Thomas, Registered Surveyor No. 5461, May 1968.

Said set at $30,268.00 SET MINIMUM BID

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
