In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate Stephen J. Smith's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, April 18, 2016, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Mantua to-wit:

And known as being part of Lot No. 17 and more particularly described as follows:

Beginning at a point marked by an iron pin in the South line of Lot No. 17 at its intersection with the centerline of the Ravenna-Painesville Road (S.R. 44); thence North 00 deg. 21' West along the centerline of S.R. 44 for a distance of 1182.92 feet to an iron pin which marks the true place of beginning of the following parcel of land: (the true place of beginning is also the Northeast corner of a 39.70 acre parcel of land now or formerly owned by Frank Toth); thence South 88 deg. 49' West along the North line of said Toth land for a distance of 1512.34 feet to an iron pipe at the Southeast corner of a 74.28 acre parcel now or formerly owned by Carl Foster; thence North 00 deg. 10' East along the East line of said Foster property for a distance of 295.38 feet to an iron pipe; thence North 89 deg. 05' 30" East for a distance of 1509.60 feet to an iron pin in the centerline of S.R. 44; thence South 00 deg. 21' East along the centerline of S.R. 44 for a distance of 288.09 feet to the true place of beginning, and found to contain 10.117 acres of land as surveyed by Lucius F. Converse, Serial No. 1199 in August 1954.

Note:

Iron pipes were set 30.00 feet Westwardly from the centerline of State Route 44 on both the East and West line.

Said Premises Located at 12039 SR 44, Mantua, OH 44255.

Said Premises Appraised at $185,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
