In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate Stephen J. Smith's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, March 7, 2016, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Paris to-wit:

Located in Lot 27, and being further described as follows:

Beginning at an iron rod found at the intersection of the centerline of C.H. 135 (McClintocksburg Road) and the South line of Lot 27, said iron rod beears East, a distance of 207.60 feet from an iron pipe found at the Southwest corner of Lot 27; thence N. 34 degrees 19' 30" E., a distance of 1575.11 feet along the centerline of C.H. 135 to a railroad spike which is the true place of beginning; thence West, a distance of 585.12 feet to an iron pipe; thence North, a distance of 200.00 feet to an iron pipe on the North line of A. C. Gordon 731/355; thence East, a distance of 721.67 feet to a railroad spike on the centerline of C.H. 135 and passing over an iron pipe at 36.33 feet from the centerline; thence S. 34 degrees 19' 30" W., a distance of 242.17 feet along said centerline to the true place of beginning and containing 3.000 acres of land as surveyed by Terrence R. Hohnhorst, Registered Surveyor Number 5065, in November, 1968. Excepting therefrom the following parcel of real estate conveyed to Gary D. Valentine and Ritta D. Valentine and known as being part of Lot No. 27 in said Paris Township, bounded and described as follows:

Beginning at an iron rod found in the intersection of the centerline of C.H. 135 (McClintocksburg Road) and the South line of Lot No. 27, said iron rod bears East, a distsance of 207.60 feet from an iron pipe found at the Southwest corner of Lot No. 27; thence N. 34 degrees 19' 30" E., a distance of 1702.55 feet along the centerline of C.H. 135 to a point which is the true place of beginning; thence West, a distance of 656.98 feet to a point; thence North a distance of 94.75 feet to an iron pipe on the North line of A. C. Gordon 731/355; thence East a distance of 721.67 feet to a railroad spike on the centerline of C.H. 135 and passing over an iron pin 36.33 feet from the centerline; thence S. 34 degrees 19' 30" W., a distance of 114.73 feet along said centerline to the true place of beginning, containing 1.500 acres of land, more or less, recorded at Liber 0976, Page 0373, Portage County Records of Deeds.

Said Premises Located at 6141 McClintocksburg Road, Newton Falls, OH.

Said Premises Appraised at $55,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
