In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate Stephen J. Smith's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, February 22, 2016, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Village of Mantua to-wit:

Situated in the Village of Mantua, County of Portage and State of Ohio:

TRACT 1:

Known as being located in Original Township Lot No. 35, and being part of Woodford Block in Conant's Section Addition to said village as the same is platted and recorded in the records of Portage County and is bounded as follows:

Beginning at the Northwest corner of Lot No. 34 in Conant's Second Addition, now or formerly owned by J. C. and H. F. Slagel; thence Easterly 390 feet to a point in the West line of Lot No. 32 in Conant's Second Addition; thence North along the West line of said lot, 45 feet to the Southeast corner of land now or formerly owned by J. and C. Toth; thence Westerly parallel with the first described line 390 feet to the West line of said Woodford Block, which is also the East line of Main Street; thence Southerly along the East line of said street 45 feet to the place of beginning, containing 0.41 of an acre, more or less, Plat 2-63.

TRACT 2:

Situated in the Village of Mantua, County of Portage and State of Ohio, and known as being part of Woodford Block in Conant's Second Addition, Plat 2-63, Subdivision No. 75 in Lot 35, Mantua Township, further described as follows:

Beginning at a point in the East line of North Main Street at the Northwest corner of a 41/100 acre tract in said lot now or formerly owned by Ethel Woolf; thence Easterly along Woolf's North line, a distance of 200 feet to a point in the North line of Woolf's land, being also the Southwest corner of land now or formerly owned by R. F. Earnshaw; thence North along said Earnshaw's West line, a distance of five (5) feet; thence Westerly parallel to the Southeast line, a distance of 200 feet to the East line of North Main Street; thence South along the East line of North Main Street to the place of beginning, containing 1,000.00 square feet of land or 0.02 of an acre, be the same more or less, but subject to all legal highways.

Said Premises Located at 10808 Main St., Mantua, OH 44255.

Said Premises Appraised at $75,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
