In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate Stephen J. Smith's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, February 8, 2016, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Suffield to-wit:

Situated in the Township of Suffield, County of Portage, and State of Ohio, and known as being of Lot 8 in said township, and further bounded and described as follows:

Beginning at a point at the centerline intersection of Waterloo Road (C.H. 87 - 60' R/W) and Shaffer Road (T.H. 21-A-40' R/W), said point being witnessed by a 5/8" iron pin found on the centerline of said Waterloo Road bearing South 74 deg. 14' 17" West, a distance of 71.03 feet; thence South 3 deg. 05' 09" East, along the centerline of said Shaffer Road, a distance of 605.63 feet to a point and the true place of beginning for the parcel herein described; thence South 87 deg. 59' 04" East, and passing over an iron pin set at 20.00 feet, a distance of 625.34 feet to an iron pin set on the West line of land conveyed to Carlton J. Barton by deed 200338646; thence South 2 deg. 00' 56" West, along the West line of said Barton's land, a distance of 554.70 feet to a point in a 36" tree on the North line of land conveyed to the Rufener Congress Lake Family Limited Partnership by deed dated 04-20-2006, said point being witnessed by a 3/4" iron pipe found in the Southwest side of said tree; thence North 86 deg. 10' 45" West, along the North line of said Rufener Congress Lake Family Limited Partnership land, and along the North line of land conveyed to M. F. or A. M. White by deed 200610879 and passing over a 1" iron pin found at 615.65 feet, a distance of 635.65 feet to a point on the centerline of said Shaffer Road; thence North 3 deg. 05' 09" East, along said road centerline, a distance of 534.77 feet to a point and the true place of beginning and containing there in 7.8831 acres of land as surveyed in May, 2011 by Jerry W. Daniel, Registered Surveyor No. 8222.

Bearings are based on Survey Plat P-14879

Iron pins set are 5/8" x 30" rebar capped "J W Daniel".

Said Premises Located at 2063 Shaffer Road, Mogadore, Ohio 44260.

Said Premises Appraised at $250,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
