Beginning at a bridge spike found in the centerline of Newton Falls Road C.H. 177 at the Southwest corner of said Township Lot 38; thence along the centerline of Newton Falls Road and South line of Lot 38, S. 89 deg. 30' E., a distance of 1333.20 feet to a point which is the true place of beginning for this parcel of land; thence N. 00 deg. 30' E., a distance of 503.00 feet to an iron rod set passing over an iron rod set at a distance of 30.00 feet; thence S. 89 deg. 30' E., a distance of 352.00 feet to an iron rod set; thence S. 00 deg. 30' W., a distance of 183.00 feet to an iron rod set at the Northwest corner of a 2.00 acre parcel of land now or formerly owned by Larry A. or Beverly A. Said Premises Located at 6033 Newton Falls Road, Ravenna, OH 44266.

Said Premises Appraised at $185,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
