And known as being a part of Lots 157 and 158 of Woodard Heights Allotment, as recorded in Plat Book 4, Page 44 of Portage County Records of Plats, and further described as follows:
Beginning at an iron pin in the Southerly line of Lot 157 and the North line of Cuyahoga Street, 17.29 feet Southeasterly from the Southwest corner of said Lot 157; thence N. 19 deg. 23' E., 167.60 feet to an iron pin in the Northerly line of said lot which is 15.01 feet from the Northwest corner of said lot; thence N. 89 deg. 29' E., 60.04 feet to an iron pin in the Northerly line of Lot 158; thence S. 15 deg. 53' 44" W., 186.43 feet to an iron pin in the Southerly line of Lot 158 and the Northerly line of Cuyahoga Street; thence along said Northerly line on a curve to the right, having a radius of 136' and a chord of 50.66 feet, 50.96 feet, to an iron pin and the P.T. of said curve; thence N. 64 deg. 30' W., 17.31 feet to the beginning. As per survey done by W. J. Stockman, Registered Surveyor No. 4285 as done June 47, and revised in June 50.

TERMS OF SALE: Cash.
A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998.
