Situated in the State of Ohio, County of Portage, City of Kent, being part of Lot 25 in said city and bounded and described as follows:
Beginning at an iron pin in a monument box, found at the intersection of the centerlines of West Main Street and Mantua Street; thence S. 22 deg. 40' 00" W., along the centerline of Mantua Street, a distance of 857.90 feet to a point; thence N. 67 deg. 22' 35" W., a distance of 33.00 feet to a point in the Westerly line of Mantua Street, at the Southeasterly corner of land now or formerly owned by P. Y. or P. A. Amodio (O.R. 73, Pg. 248), which marks the true place of beginning for the following described parcel of land; thence S. 22 deg. 40' 00" W., along the Westerly line of Mantua Street, a distance of 40.02 feet to a point at the Northeasterly corner of land now or formerly owned by J. J. & J. K. Weaver (Vol. 990, Pg. 421); thence N. 67 deg. 21' 31" W., along the Northerly line of said Weaver (passing over a 3/4" iron pipe found at 0.59 feet) a distance of 199.81 feet to a 2" iron pipe found; thence N. 70 deg. 10' 24" W., continuing along Weaver's said Northerly line, a distance of 120.24 feet to a 1" iron pipe found in (Vol. 968, Pgs. 1086-1088); thence N. 89 deg. 18' 04" E., along Kirby's said Southerly line, a distance of 112.31 feet to a 1/2" iron rod set at the Southwesterly corner of land now or formerly owned by S. J. or E. M. Zavodny (Vol. 1030, Pg. 336); thence S. 71 deg. 51' 36" E., along the Southerly line of Zavodny, a distance of 17.42 feet to a 3/4" iron pipe found at the Southwesterly corner of the aforementioned Amodio; thence S. 67 deg. 22' 35" E., along the Southerly line of Amodio (passing over a 3/4" iron pipe found at 198.92 feet), a distance of 199.44 feet to the true place of beginning, containing 0.2456 acres of land more or less, as surveyed and described September 25, 2001 by Rob A. Szuch, Registered Professional Surveyor No. 7288. Be the same more or less, but subject to all legal highways.
