Beginning at a point in the centerline of Campbellsport Road, said point being the intersection of said Campbellsport Road and the North line of lands presently owned by Peter Drotar; thence West along said North line of lands owned by Peter Drotar, passing through an iron pin 34.01 feet North 89 degrees 50' West, a distance of 1230.54 feet to a iron pin; thence South along the West line of lands owned by Peter Drotar to an iron pipe in a line drawn perpendicular to a point in the centerline of Campbellsport Road, said point being 2287.75 feet North 47 degrees 39' East from the point of intersection of the centerline of Campbellsport Road and the South line of said Lot No. 6; thence Southeast along the said perpendicular line to a point which is 300.00 feet as measured from the North line of lands owned by Peter Drotar; thence East along a line parallel to said North line of lands owned by Peter Drotar to a point in the centerline of Campbellsport Road; thence North 28 degrees 16' East along said centerline of Campbellsport Road to a point of beginning, containing 7.81 acres, more or less. The above parcel being more accurately described by survey as follows:

Beginning at a point in the center of T.H. 111 (Campbellsport Road) which bears South 28 degrees 16' West, (775.50 feet by record) from its intersection with the centerline of C.H. 47 (Industry Road), said beginning point being the Southeast corner of property in the name of the Ohio Edison Company; thence South 28 degrees 16' West, along the centerline of said T.H. 111, a distance of 340.086 feet to a point; thence North 89 degrees 50' West passing through an iron pin at 34.01 feet and continuing for a distance of 1010.359 feet to a point in the most Northerly line of property in the name of G. & J. Miller; thence North 42 degrees 11' West along said most Northerly line of property in the name of G. & J. Miller, a distance of 98.426 feet to a point in the East line of property in name of J. L. Bosko; thence North 1 degree 47' East, along the East line of property in the name of J. L. Bosko, a distance of 227.23 feet to a point in the South line of land in the name of L. J. Fox; thence South 89 degrees 50' East along said South line of property in the name of L. J. Fox, a distance of 1230.44 feet to the point of beginning but passing through iron pipes at 958.37 feet and 1196.43 feet, containing 7.671 acres, more or less, subject to all legal highways, as surveyed by Robert L. Furniss, Registered Surveyor No. 4426.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
