In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate Stephen J. Smith's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, January 4, 2016, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Ravenna to-wit:

And known as being part of Original Lot 11 of said township and more fully described as follows:

Beginning at the Northwesterly corner of Lot 24 of McElrath Park Allotment as recorded in Plat Volume 4, Page 28 of the Portage County Records, said point be witnessed by 3/4" pin found N. 11 deg. 37' 27" E., a distance of 0.53 feet; thence S. 89 deg. 41' 00" W., along the Southerly line of Lovers Lane (C.H. 163), 60 feet wide, a distance of 97.42 feet to a 5/8" capped rebar (GBC Design, Inc.) to be set at the true place of beginning for the parcel of land herein described; thence N. 00 deg. 19' 00" W., a distance of 30.00 feet to a point; thence N. 89 deg. 41' 00" E., along the centerline of said Lovers Lane, a distance of 70.65 feet to a point; thence S. 03 deg. 46' 04" W., a distance of 158.03 feet to a 5/8" capped rebar (GBC Design, Inc.) to be set; thence N. 87 deg. 23' 20" W., a distance of 109.02 feet to a 5/8" capped rebar (GBC Design, Inc.) to be set; thence along the arc of a circle curving to the left having a central angle of 17 deg. 49' 22", a radius of 330.00 feet, a tangent of 51.74 feet, a chord of 102.24 feet, a chord bearing N. 13 deg. 35' 32" E., and an arc length of 102.65 feet to a 5/8" capped rebar (GBC Design, Inc.) to be set at a point of reverse curvature; thence along the arc of a circle curving to the right having a central angle of 85 deg. 00' 09", a radius of 25.00 feet, a tangent of 22.91 feet, a chord of 33.78 feet, a chord bearing N. 47 deg. 10' 15" E. and an arc length of 37.09 feet to a 5/8" capped rebar (GBC Design, Inc.) to be set, which is the true place of beginning and containing 0.3232 acres of land, more or less, as surveyed in January 1999 by Louis J. Giffels, Registered Surveyor with GBC Design, Inc. but subject to all legal highways and any restrictions, reservations or easements of record.

Said Premises Appraised at $70,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
