In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate Stephen J. Situated in the Township of Mantua, County of Portage and State of Ohio, and known as being part of Lot 29 in Mantua Township and further described as follows:

Starting at the intersection of the centerline of State Route 44 and the North line of Lot 29; thence S. 88 deg. 50' 30" E., 1030.78 feet along the North line of Lot 29; thence S. 0 deg. 28' W., 1076.64 feet along the Grantee's East line to an iron pipe and the true place of beginning; thence S. 89 deg. 46' 40" E., 843.20 feet to an angle in the Grantor's East line; thence S. 1 deg. 22' W., 115.75 feet to the Grantor's Southeast corner; thence N. 88 deg. 42' 25" W., 841.45 feet to an iron pipe at the Grantor's Southwest corner; thence N. 0 deg. 28' E., 100.00 feet to the true place of beginning. Containing 2.086 acres of land as surveyed in May, 1986 by David J. Collier, Registered Surveyor No. 4819.

PARCEL THREE: (11488 Sheldon Road, Mantua, Ohio) (PPN: 23-029-00-00-031-000 9.7 Acres - Caption and more land)

Situated in the Township of Mantua, County of Portage and State of Ohio and known as being part of Lot 29 in Mantua Township and further described as follows:

Beginning in the centerline of Sheldon Road (66 foot R/W) and being S. 45 deg. 27' 50" W., 243.00 feet from the intersection of said road centerline with the North line of Lot 29; thence S. 44 deg. 32' 10" E., 404.56 feet to an iron rod set and passing over an iron rod set 33.00 feet from the road center; thence S. 43 deg. 19' 30" W., 200.77 feet to an iron rod set; thence N. 48 deg. 15' 50" W., 412.92 feet to the centerline of Sheldon Road and passing over an iron rod set 33.07 feet from the road center; thence N. 45 deg. 27' 50" E., 227.48 feet along the centerline of Sheldon Road to the beginning. Containing 2.0075 acres of land, be the same more or less, but subject to all legal highways as surveyed in October, 2010 by Edward J. Collier, Registered Surveyor No. 7141.

Parcel Two of said premises - Vacant Land Sheldon Rd - Appraised at $4,000.00

Parcel Three of said premises - 11488 Sheldon Rd - Appraised at $150,000.00

And cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
