Situated in the township, county and state aforesaid, and known as being part of Lot No. 63, and more particularly described as follows:
Beginning at an iron pin found in the East line of said Lot No. 63 at its intersection with the centerline of Highway No. 204 (Webb Road); thence North 89 deg. 07' W., along the centerline of Webb Road for a distance of 159.00 feet to an iron pin which marks the true place of beginning of the following described parcel of land. This true place of beginning is at the Northwest corner of a one-half parcel of land now or formerly owned by E. C. Timms; thence at right angles to the previous course S. 00' 53" W., along the West side of said E. C. Timms property for a distance of 217.80 feet to an iron pin; thence North 89 deg. 07' West, a distance of 100.00 feet to an iron pipe; thence N. 00 deg. 53' E., for a distance of 217.80 feet to an iron pin in the centerline of Webb Road; thence S. 89 deg. 07' E., along the centerline of Webb Road for a distance of 100.00 feet to the true place of beginning and found to contain 1/2 (0.50) acres of land as surveyed by Lucius F. Converse, Registered Surveyor No. 1199 in May, 1959.
Note:
Iron pipes were found or set 30.00 feet Southwardly from the centerline of Webb Road on both of the North and South lines.

And known as being part of Lot No. 63, and more particularly described as follows:
Beginning at an iron pipe found in the East line of said Lot No. 63 at its intersection with the centerline of Highway No. 204 (Webb Road); thence N. 89 deg. 07' W., along the centerline of Webb Road for a distance of 159.00 feet to an iron pipe; thence S. 00 deg. 53' West along the West side of parcel of land now or formerly owned by E. C. Timms (and recorded in Vol. No. 638, Page No. 371 of Portage County Record of Plats) for a distance of 217.80 feet to an iron pipe which marks the true place of beginning of the following described parcel of land; thence continuing S. 00 deg. 53' W., for a distance of 217.80 feet to an iron pin; thence at right angles to the preceding course N. 89 deg. 07' W., for a distance of 100.00 feet to an iron pin; thence at right angles to the preceding course N. 00 deg. 53' E., for a distance of 217.80 feet to an iron pin; thence at right angles to the preceding couse South 89 deg. 07' E., along the South side of an 0.50 acre parcel of land now or formerly owned by E. L. Hartman for a distance of 100.00 feet to the true place of beginning and found to contain 0.50 acres of land as surveyed by Lucius F. Converse, Reg. Sur. No. 1199 in July, 1961.

Said Premises Appraised at $52,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
