In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate Stephen J. Smith's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, November 2, 2015, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Hiram to-wit:

And known as being part of Hiram Township Lot No. 3, bounded and described as follows:

Beginning at an iron pipe found in the North line of Portage County, at the Northeast corner of said Hiram Township Lot 3, also being the centerline of Allyn Road C.H. 281, 60 feet wide; thence South 0 deg. 47' 38 West, along the East line of said Hiram Township Lot 3, passing 0.06 feet West of an iron pipe found at 30.00 feet, a total distance of 382.14 feet to a Northeasterly corner of land as described in deed to E. A. and D. T. Hendricks, recorded in Volume 1109, Page 410 of Portage County Deed Records, from which an iron pin bearing South 0 deg. 47' 39 West, 2.12 feet was found; thence South 62 deg. 14' 54 West, along a Northwesterly line of said E. A. and D. T. Hendricks land, a distance of 516.51 feet to an iron pin found; thence North 73 deg. 15' 39 West along a Northeasterly line of said E. A. and D. T. Hendricks land, a distance of 116.17 feet to an iron pin found; thence North 0 deg. 57' 53 East, along an Easterly line of said E. A. and D. T. Hendricks land, passing through an iron pin found at 390.40 feet, a total distance of 421.75 feet to the centerline of said Allyn Rd.; thence North 73 deg. 31' 59 East, along the centerline of said Allyn Road, a distance of 590.77 feet to the place of beginning and containing 5.691 acres of land of which 0.406 acres lie within the right of way limits of Allyn Road, according to the survey of Feb. 1995 by Braun-Prenosil Associates, Inc., Kevin S. Braun P. W. No. 7082, be the same more or less, but subject to all legal highways.

Said Premises Appraised at $205,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
