In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate Stephen J. Smith's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, November 2, 2015, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Ravenna to-wit:

And known as being part of Lot No. 6 in the Middle Division of Ravenna Township and further described as follows:

Beginning at a point in the centerline of Dawley Road and the North line of Lot No. 6 and being North 89 deg. 42' 40" West, 411.69 feet from the intersection of said centerline and lot line with the centerline of Infirmary Road; thence South 1 deg. 03' West, 425.95 feet to an iron rod at the Grantor's Southeast corner and passing over an iron rod set 30.00 feet from the road center; thence North 89 deg. 31' 45" West, 205.00 feet along the Grantor's South line to an iron rod set; thence North 1 deg. 3' East, 425.30 feet to the centerline of Dawley Road and the North line of Lot No. 6 and passing over an iron rod set 30.00 feet from the road center; thence South 89 deg. 42' 40" East, 205.01 feet along the North line of Lot No. 6 and the centerline of Dawley Road to the beginning. Containing 2.003 acres of land, be the same more or less, but subject to all legal highways as surveyed in November, 2004 by Edward J. Collier, Registered Surveyor No. 7141.

Said Premises Appraised at $265,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
