Smith's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, October 26, 2015, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Mantua to-wit:

Situated in the State of Ohio, County of Portage and the Township of Mantua, being part of Lot 20 in said township. Beginning for commencement, at the Southeast corner of Boyer's Acres #2 in Plat Book 10, Page 20 witness an iron pipe found; thence South 00 deg. 40' 00" West, a distance of 30.02 feet to a point in the centerline of St. Rt. 82 60' R/W; thence turning North 87 deg. 57' 00" East along the centerline of St. Rt. 82 60' R/W a distance of 300.66 feet to a point in the centerline and the true place of beginning for the property herein described; thence turning North 00 deg. 40' 00" East along the East line of C. Bennett Jr. a distance of 2248.29 feet to a capped rebar set and passing over a capped rebar found 30.02' from the centerline; thence turning South 89 deg. 43' 03" East along the South line of R. and S. Kuchenbecker a distance of 199.78 feet to a capped rebar set; thence turning South 00 deg. 40' 00" West along the East line of B. E. or R. A. or M. L. Douglas a distance of 2240.15 feet to a point in the centerline of St. Rt. 82 60' R/W and passing over an iron bar in concrete found 30.02' from the centerline; thence turning South 87 deg. 57' 00" West along the centerline of St. Rt. 82 60' R/W a distance of 200.00 feet to the true place of beginning. Containing 10.2925 acres of land more or less, but excepting all legal highways of record. Surveyed by Terrence L. Pearson P.S. #7305 in November of 2003. Basis of bearing is to an assumed meridian, and denoted angles only. The property being conveyed is fee title to W. Dowd by Deed Volume 1098, Page 143.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale.
