In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate Stephen J. Smith's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, October 19, 2015, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Shalersville to-wit:

And known as being a part of Lot 104 of said township, bounded and described as follows:

Beginning at an iron pin found at the Southeast corner of said Lot 104 and at the intersection of the centerlines of Weaver Road, C.H. 206-B and Work Road, T.H. 205-A; thence North 01 deg. 30' 41" East along the centerline of said Weaver Road, a distance of 526.00 feet to a railroad spike set at the true place of beginning; thence North 89 deg. 29' 17" West, a distance of 432.23 feet to an iron pin set and said line passing thru an iron pin set at 30.00 feet from said centerline; thence North 01 deg. 03' 02" East, a distance of 151.99 feet to an iron pin set; thence South 89 deg. 29' 17" East along a line parallel to the centerline of said Work Road, a distance of 433.45 feet to an iron pin set in the centerline of said Weaver Road and said line passing thru an iron pin set at 30.00 feet from said Weaver Road centerline; thence South 01 deg. 30' 41" West along the centerline of said Weaver Road, a distance of 152.00 feet to the true place of beginning and containing within said bounds 1.5102 acres of land, more or less, but subject to all legal highways as surveyed by Carl M. Clark, Registered Surveyor No. 6358, in August 1988.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
