Situated in the Township of Ravenna, County of Portage and State of Ohio:
And known as being part of Lot 41 South Division of Lots, Ravenna Township and further described as follows:
Beginning in the centerline of Lakewood Road, County Highway 151, N. 6 deg. 29' East, 259.85 feet from the intersection of said centerline with the South line of Lot 41 and the South line of Ravenna Township; thence N. 6 deg. 29' East, 275.00 feet along the centerline of Lakewood Road; thence S. 89 deg. 06' East, 350.00 feet to an iron pipe and passing over an iron pipe 30.14 feet from the road center; thence S. 6 deg. 29' West, 275.00 feet to an iron pipe; thence N. 89 deg. 06' West, 350 feet to the beginning and passing over an iron pipe 30.14 feet from said beginning. Containing 2.1991 acres of land, be the same more or less, but subject to all legal highways as surveyed in October, 1965 by David J. Collier, Registered Surveyor No. 4819.
Said Premises Located at 5400 Lakewood Road, Ravenna, OH 44266.
Said Premises Appraised at $90,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
