In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate Stephen J. Smith's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, September 28, 2015, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Nelson to-wit:

And known as being part of Lot 16 in said township and further bounded and described as follows:

Beginning at a 3/4 inch iron pipe found on the center line of Hopkins Road (T.H. 250A) at the Southwest corner of land conveyed to J. and N. Davies by deed recorded in Volume 1124, Page 871 of Portage County Record of Deeds; at the intersection of said Hopkins Road center line with the line between Lot 16 and Lot 17; thence South 83 degrees 21 minutes 31 seconds East, along the South line of said Davies' land and passing over a 1/2 inch iron pipe found at 30.00 feet, a distance of 1,640.37 feet to a 4 inch marked stone found at the Northwest corner of land conveyed to A. Hetzel, et al. by deed recorded in Volume 1009, Page 1077 of Portage Record of Deeds, also being the common corner of Lot 16, 17, 28 and 29; thence South 06 degrees 34 minutes 48 seconds West, along the East line of said Hetzel's land, a distance of 691.98 feet to an iron pin set; thence North 83 degrees 34 minutes 40 seconds West, a distance of 912.46 feet to an iron pin set; thence North 04 degrees 37 minutes 00 seconds East and passing over an iron pin set at 230.00 feet, a distance of 478.60 feet to an iron pin set; thence North 83 degrees 34 minutes 40 seconds West, passing over an iron pin set at 673.97, a distance of 703.97 feet to a point on the center line of said Hopkins Road; thence North 04 degrees 37 minutes 00 seconds East, along said road center line, a distance of 220.00 feet to a point and the true place of beginning, as surveyed in December, 2002 by Jerry W. Daniel, Registered Surveyor No. 6222.

Said Premises Appraised at $250,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
