Situated in the State of Ohio, County of Portage, Township of Hiram, being part of Lot 21 in said township and bounded and described as follows:
Beginning at a point in the Southerly line of said Lot 21 at the intersection of the centerline of C.H. 275, Abbott Road and S. R. 82, Twinsburg-Warren Road; thence N. 89 deg. 39' 40" W., along the Southelry line of said Lot 21, a distance of 321.00 feet to a point at the Southeasterly corner of land now or formerly owned by Helen Vanderink (Vol. 758, Pg. 62); thence N. 00 deg. 28' 19" W., along the Easterly line of said Vanderink (passing over a 5/8" iron rod set at 33.00 feet), a distance of 328.47 feet to a 5/8" iron rod set; thence S. 89 deg. 39' 40" E. (passing over a 5/8" iron rod set at 291.00 feet), a distance of 321.00 feet to a point in the centerline of C.H. 276; thence S. 00 deg. 28' 19" E., along the centerline of C.H. 276, a distance of 328.47 feet to the place of beginning, containing 2.420 acres of land, more or less, as surveyed June 23, 1986 by Al Szuch & Associates, Registered Surveyor No. 5398.

Said Premises Appraised at $160,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
