In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate Stephen J. Smith's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, September 28, 2015, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Hiram to-wit:

Situated in the Township of Hiram, County of Portage and State of Ohio and known as being part of Lot 33, township, county and state aforesaid and more particularly described as follows:

Beginning in the Northeast corner of Sublot No. 6 Cheryl Allotment as recorded in Volume No. 16 at Page 99 of Portage County Records of Plats; thence North 31 deg. 15' West along the East side of 2.17 acre parcel of land now standing in the name of W. and J. Knight and recorded in Volume No. 816 at Page No. 142 of Portage County Record of Deeds for a distance of 485.15 feet to an iron pin; thence North 04 deg. 51' 41" East for a distance of 691.63 feet to an iron pin in the South line of the Village of Hiram; thence South 88 deg. 06' 44" East along the South line of the Village of Hiram for a distance of 332.95 feet to an iron pin; thence South 02 deg. 55' 56" West for a distance of 619.74 feet to an iron pipe; thence South 15 deg. 59' East for a distance of 316.85 feet to an iron pin; thence South 55 deg. 22' 55" West for a distance of 207.76 feet to an iron pipe; thence South 15 deg. 59' East for a distance of 70.00 feet to an iron pin at the Northeast corner of a 30.00 feet wide private drive; thence South 58 deg. 45' West across the North end of said 30.00 feet wide drive for a distsance of 30.00 feet to the place of beginning, and found to contain 7.759 acres of land as surveyed by Lucius F. Converse, C.E. Registered Surveyor No. 1199, in May 1971, be the same more or less, but subject to all legal highways.

Said Premises Appraised at $235,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
