In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate Stephen J. Smith's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, August 10, 2015, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Suffield to-wit:

Known as and being a part of Lot 50-S, Suffield Township, Portage County, Ohio, bounded and described as follows:

Beginning for reference at a stone marked with a "T" marking the Southwest corner of Portage County, the Southeast corner of Summit County and the North line of Stark County and being the Southwest corner of Lot 50-S, Suffield Township, being flush to grade of Pontius Road (C.H. 1-A); thence proceeding North 00 degrees 19 minutes 47 seconds East along the Summit-Portage County line, a distance of 771.26 feet to a 1 inch iron pipe found 2 inches above grade; thence proceeding North 89 degrees 47 minutes 26 seconds East parallel with the Stark-Portage County line, a distance of 1959.00 feet to a 5/8 inch steel bar set flush to grade bearing cap NGN 5586 and being the true place of beginning of the tract herein described; thence proceeding North 00 degrees 20 minutes 25 seconds West, a distance of 771.54 feet to a 5/8 inch steel bar set flush to grade bearing cap NGN 5586 being on the centerline of Manning Road (TH 2-A) and passing over a 5/8 inch steel bar set flush to grade bearing cap NGN 5588 being 30.00 feet from said centerline; thence proceeding North 89 degrees 49 minutes 58 seconds East along said centerline a distance of 152.00 feet to a 5/8 inch steel bar set flush to grade bearing cap NGN 5586; thence proceeding South 00 degrees 30 minutes 25 seconds East and parallel with the West line a distance of 771.43 feet to a 5/8 inch steel bar set flush to grade bearing cap NGN 5586 and passing over a 5/8 inch steel bar set flush to grade bearing cap NGN 5586 being 30.00 feet from said centerline; thence proceeding South 89 degrees 47 minutes 38 seconds West, a distance of 152.00 feet to the true place of beginning. The above described tract contains 2.692 acres of land more or less and is subject to all legal highways and easements of record. As surveyed by Norman G. Nichols, Registered Surveyor No. 5586, on September 25, 1987.

Said Premises Located at 206 Manning Rd., Mogadore, OH 44260.

Said Premises Appraised at $250,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
