In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate Stephen J. Smith's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, August 10, 2015, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Rootstown to-wit:

And known as being part of Lot No. 24 in said township, further bounded and described as follows:

Beginning at a 2" pipe with iron bar inside found flush on the West line of Lot No. 24 and the Northwest corner of land conveyed to Moss by instrument recorded in D.B. Vol. 994, Page 45, Portage County Records, said pipe being azimuth 00 deg. 27' 55", a distance of 374.44 feet from a 2" pipe with iron bar inside found flush at the Southwest corner of Lot No. 24; thence azimuth 00 deg. 27' 55" along the West line of Lot No. 24, a distance of 308.53 feet to a nail set 4 feet high in the South side of an 18" oak tree (witness a No. 5 rebar set flush azimuth 137 deg. 24' 52", a distance of 10.00 feet from corner located in 18" oak tree); thence azimuth 90 deg. 21' 48", a distance of 568.34 feet to a No. 5 rebar with I.D. Cap No. 6541 set flush; thence azimuth 152 deg. 26' 50", a distance of 315.39 feet to a No. 5 rebar with I.D. Cap No. 6541 set flush; thence azimuth 90 deg. 21' 50" passing over a No. 5 rebar with I.D. Cap No. 6541 set flush at 411.39 feet, a total distance of 450.00 feet to a point in the centerline of Ravenna-Louisville Road, S.R. 44, 66 feet wide; thence azimuth 211 deg. 38' 30" along the centerline of said S.R. 44, a distance of 128.71 feet to a point (witness a 3/4" brass monument found 2" deep in the South line of Lot 24, azimuth 211 deg. 38' 30", be the same more or less, but subject to all legal highways, a distance of 344.33 feet from said point described); thence azimuth 270 deg. 21' 50", passing over a No. 5 rebar with I.D. Cap No. 6541 set 2" high at 38.61 feet from centerline, a total distance of 571.84 feet to a No. 5 rebar with I.D. Cap No. 6541 set 2" high on the East line of land conveyed to Moss; thence azimuth 00 deg. 26' 50" along the East line of land conveyed to said Moss, a distance of 80.16 feet to a No. 5 rebar with I.D. Cap No. 6541 set 2" high; thence azimuth 270 deg. 21' 48" along the North line of land conveyed to said Moss, a distance of 528.00 feet to the place of beginning and containing 6.0000 acres of land, as surveyed Jan. 1990 by John W. Patrick, Jr., R.S. 6541 of the State of Ohio, be the same more or less, but subject to all legal highways.

Said Premises Appraised at $225,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
