In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate Stephen J. Smith's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, August 10, 2015, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Rootstown to-wit:

Being a part of Lot 6 and further described as follows:

Beginning at an iron pin found at the intersection of the centerline of TH 111 (Campbellsport Rd.) and the S. line of P. Drotar 844/310, which bears N. 46 deg. 02 min. E., a distance of 1307.00 feet from the intersection of the centerline of TH 111 and the S. line of Lot 6; thence continuing N. 46 deg. 02 min. E., a distance of 583.40 feet along said centerline to an iron pin at an angle point; thence N. 12 deg. 14 min. 45 sec. E., a distance of 279.64 feet along said line to an iron pin to an angle point; thence N. 30 deg. 00 min. E., a distance of 455.00 feet along said centerline to an iron pin which is the true place of beginning; thence continuing N. 30 deg. 00 min. E., a distance of 280.00 feet along said centerline to an iron pin found on the N. line of P. Drotar; thence N. 89 deg. 53 min. E., a distance of 734.60 feet along said N. line to an iron pin found at the N. corner of H. Korpita; thence S. 0 deg. 47 min. E., a distance of 243.78 feet along the W. line of H. E., 2167.60 feet from the Southeast corner of Lot 6; thence N. 89 deg. 09 min. 40 sec. W., 200.00 feet to an iron pipe at Reeces Southwest corner; thence N. 0 deg. 50 min. 20 sec. E., 151.87 feet along Reeces W. line to the Grantors Southeast corner and being the true place of beginning; thence N. 88 deg. 36 min. 38 sec. W., 872.28 feet to an iron pipe found in the centerline of Campbellsport Rd. and being the Grantors Southwest corner; thence N. 30 deg. 15 min. 10 sec. E., 50.00 feet along the centerline of Campbellsport Rd.; thence S. 88 deg. 36 min. 38 sec. E., 489.67 feet to an iron pipe and passing over an iron pipe 34.26 feet from the road center; thence N. 0 deg. 50 min. 20 sec. E., 200.69 feet to an iron pipe; thence S. 88 deg. 29 min. 50 sec. E., 358.03 feet to the Grantors Northeast corner; thence S. 0 deg. 50 min. 20 sec. W., 243.78 feet to the true place of beginning, containing 2.511 acres of land, be the same more or less, but subject to all legal highways as surveyed in Feb. 1980, by David J. Collier, Reg. Surv. No. 4819, be the same more or less, but subject to all legal highways.

Said Premises Appraised at $120,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
