And known as being a part of original surveyed Lot No. 2 in Nelson Township before the organization of Garrettsville Township and Village and being known as Subdivision No. 26 in the incorporated Village of Garrettsville as surveyed and platted by J. Cole, County Surveyor A.D. 1870 and further described as follows:
Beginning at a monument set at the intersection of the centerline of Center Street and Parkman Road (also known as Brosius Road), which said point is the Northeasterly corner of said Subdivision No. 26; thence S. 0 deg. 30" W., along the East line of said Lot No. 2 and centerline of Brosius Road, 258.00 feet, but to lands now or recently owned by L. and E. Heyd; thence S. 87 deg. 51" W., along said Heyd's North line, 121.52 feet to an iron pipe; thence N. 28 deg. 22' W., 8.60 feet, but to land of W. and M. Phelps; thence N. 61 deg. 00' E., and along the Southerly line of said Phelps' land 41.85 feet to the Southeast corner of said Phelps' lands; thence N. 29 deg. W., and along the Easterly line of said Phelps' lands, 162 feet to the centerline of Center Street and passing an iron pipe at the side of the highway; thence N. 61 deg. 00' E., along the centerline of said Center Street 194.02 feet to the place of beginning. Said tract is bounded North and East by the highway; South by land of L. and E. Heyd and West by land of W. and M. Phelps and containing 0.71 acres of land, and shown on the Auditor's Duplicate (without Roads) as 0.62 acres of land, be the same more or less, but subject to all legal highways.
Said Premises Located at 8598 Center Street, Garrettsville, OH 44231.
Said Premises Appraised at $115,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
