In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate Stephen J. Smith's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, July 27, 2015, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Ravenna to-wit:

And known as being part of Lot 31 in the South Division of Ravenna Township and further described as follows:

Beginning at a point in the centerline of Newton Falls Road and being North 88 deg. 52' 26" West, 981.30 feet from an iron pipe at the intersection of said road centerline with the East line of Lot 31; thence South 1 deg. 50' 51" West, 704.17 feet to an iron pipe and passing over an iron pipe 40.00 feet from the road center; thence North 88 deg. 52' 26" West, 108.50 feet to an iron pipe at the Southwest corner of land owned by W. W. Luke; thence North 1 deg. 50' 51" East, 704.17 feet along Luke's East line to the centerline of Newton Falls Road and passing over an iron rod 30.00 feet from the road center; thence South 88 deg. 52' 26" East, 108.50 feet along the centerline of Newton Falls Road to the beginning, containing 1.754 acres of land, be the same more or less, but subject to all legal highways, as surveyed in October, 1993 by Edward J. Collier, Registered Surveyor No. 7141.

Said Premises Located at 5208 Newton Falls Road, Ravenna, OH 44266.

Said Premises Appraised at $140,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
