C.H. 162-C a 40 foot right-of-way a distance of 1132.25 feet to a point in the centerline, and the true place of beginning for the property herein described; thence turning S. 00 deg. 15' 00" E. along the West line of M. J. Theaker, J. Z. Roman and S. Hopton O.R.V. 462, Page 38, a distance of 236.00 feet to a point, passing over an iron pipe found 20.00' from the centerline and 56.00 from the point; thence turning S. 89 deg. 31' 36" W. along the North line of M. J. Theaker, J. Z. Roman and S. Hopton O.R.V. 462, Page 38, a distance of 84.01 feet to a point; thence turning N. 00 deg. 15' 00" W. along the West line of M. J. Theaker, J. Z. Roman and S. Hopton O.R.V. 462, Page 38 and T. A. or N. L. German O.R.V. 301, Page 399, a distance of 236.00 feet to a point in the centerline of Brady Lake Rd. C.H. 162-C a 40 foot right-of-way and passing over a capped pin 50.44' from the last point and an iron pipe found 20.19' from the centerline; thence turning N. 89 deg. 31' 36" E. along the centerline of Brady Lake Rd. C.H. 162-C a 40 foot right-of-way a distance of 84.00 feet back to the true place of beginning. The area contained in this property is 0.4554 acres of land more or less. The survey was performed by Terrence L. Pearson P.S. #7305 in July 2004. The basis of bearing is to an assumed meridian and denotes angles only. Subject to non-drilling oil and gas lease recorded in Volume 111, Page 847; consolidation of oil and gas leases recorded in Volume 118, Page 245 of Portage County Ohio Records. Being the same property as conveyed from Albert D. Runnion, widower and not remarried to Charles Elswick, as described in Instrument No. 201110036, dated 06/06/2011, recorded 06/07/2011 in Portage County Records.
