In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate Stephen J. Smith's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, July 13, 2015, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Ravenna to-wit:

Situated in the Township of Ravenna, County of Portage and State of Ohio:

Being a portion of Lot 10 in the South Division of lots in Ravenna Township, Portage County, Ohio and bounded and described as follows:

Beginning at a point in the centerline of Infirmary Road, said point being North 1 deg. 03' East along said centerline a distance of 902.90 feet from a spike at the intersection of said center line of Cleveland Road; thence continuing North 1 deg. 03' East along said centerline a distance of 200.00 feet to a point; thence South 89 deg. 07' 18" East, a distance of 451.48 feet to an iron pipe and passing over an iron pipe at 30 feet from the road center; thence South 2 deg. 56' 52" West, a distance of 200.13 feet to an iron pipe; thence North 89 deg. 07' 18" West, a distance of 444.85 feet to the place of beginning and passing over an iron pipe at 40 feet from the road center and containing 2.0531 acres, more or less as surveyed in May 1955 by James W. Bowen, R. S. 4398. Excepting therefrom:

Being a parcel of land lying on the right side of the centerline of a survey, made for Portage County and recorded in Book 22, Pg. 28 of the records of Portage County and being located within the following described points in the boundary thereof; commencing at a point at the N W corner of Sublot 3 in Block D of McElrath Park Allot. as recorded in Vol. 4, Pg. 29, 30, 31 of Portage County Records. Said point being on the existing Easterly right of way of Infirmary Rd. (CH164-A), 30.00 feet right of way of centerline survey & right of way station 71+62.23; thence N. 0 deg. 41' 40" E. along aforesaid existing Easterly right of way line, a distance of 481.59 feet to a point on this Grantor's Southerly property line, 30.00 feet right of Infirmary Rd. centerline Station 76+43.82; thence N. 89 deg. 28' 38" W., 30.00 feet to the Southwest property corner of the Grantor, the place of beginning of this conveyed parcel; thence N. 0 deg. 41' 40" E. along the centerline survey and existing right of way Infirmary Rd. and this Grantor's Westerly property line, a distance of 199.89 feet to a point at this Grantor's Northwest property corner; thence S. 89 deg. 28' 38" E., along this Grantor's Northwesterly property line, a distance of 35.00 feet to a point on the proposed Easterly right of way line of Infirmary Rd.; thence S. 0 deg. 41' 40" W. along said proposed Easterly right of way line, a distance of 199.89 feet to a point on this Grantor's Southerly property line; thence N. 89 deg. 28' 38" W. along said Southerly of 35.00 feet to the place of beginning, containing 6,996 square feet of land, of which 1,000 square feet are to be acquired and 5,996 square feet are within the existing highway right of way.

Said Premises Located at 6796 Infirmary Rd., Ravenna, OH 44266.

Said Premises Appraised at $90,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
