In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate Stephen J. Smith's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, July 13, 2015, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Palmyra to-wit:

Commencing at an iron pin found on the centerline of Tallmadge Rd. (C.H. 18), said point being the Southeasterly corner of Lot 28 and the Southwesterly corner of Lot 30, and being further described as follows:

Dillon; thence North 0 deg. 37' 05" West along a Easterly property line of land owned by George E. and Judy A. Dillon, a distance of 260.00 feet to a 5/8" rebar with cap no. (5461-2739) set; thence North 89 deg. 22' 55" East along a Southerly property line of land owned by George E. and Judy A. Dillon and passing over the lot line between Lots 28 and 30 at 187.00 feet a distsance of 217.00 feet to a 5/8" rebar with cap no. (5461-5739) set on the Westerly property line of the State of Ohio; thence South 0 deg. 37' 05" East along the Westerly property line of the State of Ohio, a distance of 280.00 feet to a point on the centerline of vacated Mason Street; thence South 89 deg. 22' 55" West along the centerline of vacated Mason Street, a distance of 30.00 feet to the true place of beginning for this survey and containing 1.386 acres of land of which 1.193 acres are in Lot 28 and 0.193 acres are in Lot 30 as surveyed in August, 1999, by Floyd L. Thomas and Samuel C. Janka, Reg. Surveyors No. 6451 and 5739, of the State of Ohio.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale.
