In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate Stephen J. Smith's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, July 13, 2015, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Randolph to-wit:

Situated in the Township of Randolph, County of Portage and the State of Ohio, and known as being part of Lot 57 in said township and also known as being all of that parcel conveyed to K. F. Labbe as recorded in Volume 1144, Page 872 the Portage County Recorder's Records and being more fully bounded and described as follows:

Beginning for the reference at a bolt spike found in the center line of Waterloo Road (60' R/W) at the Northeast corner of said Lot 57; thence North 89 degrees 00 min. 00 sec. West, 408.27 feet, along said center line, to the Northwest corner of a parcel conveyed to C. P. Roliff, et al. (1160/927) and being the true place of beginning for the parcel hereinafter described; thence South 00 degrees 25 min. 11 sec. West (passing over a capped 5/8" rebar set at 30.00 feet), 583.39 feet, along the Westerly line of said Roliff parcel, to a capped 5/8" rebar set at an angle in said line (witness a 1" pinched top pipe found South 88 degrees 37 min. 02 sec. East, a distance of 82.15 feet); thence North 89 degrees 44 min. 49 sec. West, 164.99 feet, continuing along Roliff's parcel, to a 3A" pipe found in the Easterly line of a parcel conveyed to the trustees of Randolph Twp. (1134/734); thence North 00 degrees 25 min. 11 sec. East, 585.54 feet (passing over a 5/8" capped rebar set at 555.54 feet) along the East line of said Trustee's parcel, to a point in the center line of Waterloo Road; thence South 89 degrees 00 min. 00 sec. East, 165.00 feet along said center line, to the true place of beginning and containing 2.214 acres of land, more or less, as determined from a survey made by Stephen P. Campbell, Professional Land Surveyor No. 7330 of Campbell & Associates Inc., in September 2004. The bearings used to prepare this description are based on South 89 degrees 00 min. 00 sec. East as the bearings of the Waterloo Road as recorded in Volume 1160, Page 927.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
