Beginning at the intersection of the North line of said Lot No. 23 and the centerline of State Route 700; thence South 00 deg. 15' 00" West along the centerline of State Route 700 for a distance of 580.45 feet to an iron pipe at the Southeast corner of lands of David Fratus and Monica Fratus and the true place of beginning for the following described parcel of land; thence continuing South 00 deg. 15' 00" West along the centerline of State Route 700 for a distance of 91.00 feet to an iron pipe at the North line of lands of Hiram College; thence North 89 deg. 31' 17" West along the North line of lands of Hiram College (and passing over an iron pipe at 26.70 feet) for a distance of 400.11 feet to an iron pipe; thence North 00 deg. 15' 00" East for a distance of 87.89 feet to an iron pipe at the Southwest corner of lands of David Fratus and Monica Fratus; thence South 87 deg. 58' 00" East along the South line of said Fratus property (and passing over an iron pipe at 369.99 feet) for a distance of 400.00 feet to an iron pipe and the place of beginning and found to contain 0.821 acres of land as surveyed by Lucius F. Converse, C.E. Registered Surveyor No. 1199.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
