In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate Stephen J. Smith's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, June 22, 2015, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Randolph to-wit:

Situated in the Township of Randolph, County of Portage, State of Ohio:

Known as being a part of Lot No. 65 in said township and bounded as follows:

Beginning at an iron pipe in the intersection of the centerline of the Akron-Canfield Road S.H. 87, and the Ravenna-Louisville Road S.H. 74, said iron pipe being in the Southwest corner of Lot 65, N. 1 deg. 00' E., along the centerline of the Ravenna-Louisville Road and West line of Lot 65, a distance of 1,917.12 feet to a point, the true place of beginning, said true place of beginning being 202.08 feet North of the Northwest corner of property belonging to the Randolph Rural Board of Education; thence continuing North 1 deg. 00' E. along the centerline of the Ravenna-Louisville Road, a distance of 81.04 feet to a point; thence S. 88 deg. 49' E. passing over an iron pin set 30.00 feet from the centerline of S.E. 74, a distance of 412.00 feet to an iron pipe; thence S. 1 deg. 00" W. and parallel with the centerline of S.H. 74, a distance of 81.04 feet to an iron pipe; thence N. 88 deg. 49" W. and parallel with North line of property belonging to the Randolph Local School Board of Education and passing over an iron pipe set 30.00 feet from the centerline of S.H. 74, a distance of 412.00 feet to said centerline and true place of beginning, containing 0.766 acres as surveyed by Herbert C. Holding, Registered Surveyor #3080. The above description is a parcel of land 81.04 feet in width by 412.00 feet in length and being 202.08 feet North of the North line of the Randolph Local School property and being a parcel taken free from recorded Survey No. 2011, Portage County Record of Surveys, be the same more or less, but subject to all legal highways.

Said Premises Appraised at $105,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
