Being a parcel of land located in Lot 8, Deerfield Township, Portage County, State of Ohio and being further described as follows:
Commencing at the intersection of the centerline of Sheffleton Road (TH-67) and S.R. 224, Akron-Canfield Road; thence West along the centerline of S.R. 224, a distance of 379.87 feet to a point on said line and Northwesterly property corner of land now or formerly owned by Raymond E. Sutcliff, said point being the true place of beginning for this survey; thence South 0 deg. 34' 40" East along the Westerly property line of land now or formerly owned by Raymond E. Sutcliff, and passing over a square head bolt set 30.00 feet from the centerline of S.R. 224, a distance of 223.51 feet to an iron pin set on said line and the Northerly property line of land now or formerly owned by Norman D. and Ruby R. Gillespie; thence North 89 deg. 21' West along the Northerly property line of land now or formerly owned by Norman D. and Ruby R. Gillespie, a distance of 98.00 feet to an iron pin found at an angle point in said line; thence North 0 deg. 35' West along the Easterly property line of land now or formerly owned by Norman D. and Ruby R. Gillespie and passing over an iron pin found 30.00 feet from the centerline of S.R. 224, a distance of 222.40 feet to a point on said centerline; thence East along the centerline of S.R. 224, a distance of 98.00 feet to the true place of beginning for this survey and containing 0.502 acres of land as surveyed in September, 1978 by Floyd L. Thomas and Samuel C. Janka, Reg. Surveyors No. 5461 and 5739 of the State of Ohio.

Said Premises Appraised at $35,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
